The rule, briefly
Band C, by 1 October 2030
Band C starts at SAP 69. A home at 60 needs nine points, which is usually one or two measures. A home at 38 is a different conversation.
£30,000 per property
The maximum penalty applies per property and per breach, so a portfolio multiplies the exposure rather than capping it.
£10,000 cost cap
Spending is capped per property. Above it a landlord can register an exemption — but only with the evidence to back it, and only for a fixed term.
Certificates already at C
A certificate lodged before 1 October 2029 that already shows C or better holds until it expires, ten years from lodgement. Knowing which of yours qualify changes the order of the work.
Get your own portfolio checked
We match your properties against the register and send back a per-property exposure report: current band, the gap to C, estimated cost, cost-cap headroom, and whether any certificate is grandfathered until it expires.
